Willoughby Farms Section 2 Subdivision Project

The Willoughby Farms Section 2 Subdivision Project includes roadway rehabilitation, resurfacing, curb and sidewalk repairs, drainage upgrades, storm sewer lining, added fire hydrants and water valves, and pedestrian/ADA upgrades.

 

Key components include:

  1. Roadway Rehabilitation:

    • Full-depth reclamation (FDR) will reconstruct the failing roadway base by recycling existing materials and mixing in cement for added strength.

    • Asphalt pavement resurfacing on the courts and cul-de-sacs for a new smooth riding surface.

  2. Water Reliability Improvements:

    • Addition of 3 fire hydrants to meet updated Fire Codes for coverage and replacement of several hydrants in poor condition.

    • Addition of 3 water valves to improve reliability and reduce disruption during future water shutdowns.

    • Replacement of damaged water service valves.

  3. Storm Sewer Replacement and Lining:

    • Pre-construction assessments include televising the existing storm sewer throughout the subdivision.

    • Identified damages storm sewer will be replaced or lined to extend the life of the existing storm sewer system.

  4. Sidewalk and Curb Replacement:

    • Damaged and non-compliant sidewalk and curb sections will be removed and replaced to improve pedestrian accessibility and safety.

    • Spot repairs will address deteriorated areas throughout the project limits.

Timeline

  1. July-mid-August: Concrete sidewalk, curb, and apron replacements (ONGOING) 

  2. Late-July- late-August: storm sewer installation and lining, fire hydrant and valve vault installations

  3. Late-August- late-September: milling existing pavement, base stabilization, asphalt binder and surface installation

  4. October: Landscape restoration, pavement striping, and miscellaneous punch list

Q1: Why is this project necessary?

The existing roadway and infrastructure are deteriorating, requiring rehabilitation to improve safety, durability, and connectivity for vehicles, pedestrians, and cyclists.

Q2: What roadway improvements are included?

Full-depth reclamation (FDR) will be used to strengthen the roadway base by incorporating recycled materials, followed by the application of two layers of asphalt to create a smooth and long-lasting surface.

Q3: What sidewalk and curb improvements are included?

Damaged and non-compliant sidewalks and curbs will be removed and replaced, with spot curb repairs completed throughout the project area.

Q4: At any time will my water service be disrupted for the fire hydrant and water valve installations?The Contractor and Resident Engineer will try to avoid any disruption to your water service. However, in some cases, a water shut down is required. If this is the case for your home, the Contractor or Resident Engineer will contact you 24-48 hours in advance and will again notify you right before the shut down occurs. Disruptions to water services should be limited to between 4 and 6 hours.
